Open Houses: What buyers and sellers should know

I am a BIG fan of Open Houses. Here are a few reasons why.
Las Vegas sellers are competing with a lot of cheap bank foreclosures with no upgrades, no views, bad smells etc. Buyers are shopping online more than ever any may not understand what makes your home worth more, just by looking online. The open house breaks down the barriers and makes it easy for potential buyers to come take a look. It is true that the majority of people won’t be qualified to buy your Las Vegas home, but it is ok. You only need one buyer. In order to maximize a quick sale for the highest price possible, exposure is the name of the game. You need buyers through your home, talking about it, thinking about it, and even talking to their friends about it. Yes, it might be an inconvenience for the seller, but it is worth it. Make sure your agent holds open houses regularly and effectively.
Las Vegas buyers need to get a feel for neighborhoods, floor plans, size, etc. Once again, the open house is a great place to start in the information gathering stage. It is also a great opportunity to meet a few agents that are out actively working. Use the open houses for your home shopping convenience. Once you decide to work exclusively with a buyer’s agent, you won’t need the open houses so much. As you will be looking only at homes that directly meet your criteria, and won’t need to run around homes that don’t fit the bill.
