What did I learn at the Tom Ferry FOCUS Event in Long Beach, CA?

Tom Ferry’s FOCUS Event in Long Beach Rocked!  I have been coached by Tom Ferry’s organization for the last 2 years and Tom continues to deliver the goods that will ultimately help me help my clients.  The 3 day event went over everything from effectively working with buyers & sellers, to getting properties sold in today’s market, short sales, REOs and more.  Some key insight I’;m bringing back from the event:

1.  Video is king and will continue to be the next wave on the internet.  Fortunately I already have a jump on this and will continue to bring my Las Vegas homes for sale and Las Vegas market updates online with video.

2.  Your listings should be getting at least 3 showings/week, if not, you might need to look at the price.  If you have gotten 3 showings/week for a month, your listing is being used to sell other homes and you might need to look at the price.

3.  87% of real estate agents have no sales experience.  Wow!  That explains why buyers get stuck looking at 40 homes and still don’t buy anything.  Sales skills doesn’t mean pushy, it means being able to listen to the client, make sure they are prepared to buy, effectively find what they need and write up the offer.  I will continue to work on my skills.

4.The Mega agent Valerie Fitzgerald out of Beverly Hills was at the event to share her insight on internet marketing, Facebook and to presell her new book Heart & Sold.  I’m sure it will be an inspiring book, I look forward to reading it and learning how to sell more homes in Las Vegas.

5. I see it happening in Vegas and it is also happening all over the nation, Realtors are buying the good deals.  Yes, there is still plenty of opportunity to buy, but I’m just seeing more and more agents that said look, if the buyer doesn’t want to buy, I’m going to go buy it because it’s a great deal.  Buyers really need to get serious because we have an unbelievable pricing opportunity, especially paired with interest rates, and this won’t be here for ever. 

6.  Short sales already are a specialty of mine, but with the help of Jacob S., The Jenson Group will be even more effective at efficiently getting these approved and closed.
